2 Rooms to let in my house

I have 2 rooms to rent in my 3 bed property. I am away pretty much every night at my partners but work from home most week days. Weekends again I am away pretty often so whoever moves in will have it to themselves more often than not.

I have 2 dogs (a golden retriever and a cocker spaniel) but they're with me pretty much all the time so just a heads up there's dogs but they won't be home if I'm not (besides the odd trip to the shops etc).

The house is fully furnished and bills included.

Bedroom 1:
Double bedroom with en suite shower and toilet.
Double bed, wardrobe and bedside tables
Suitable for a couple if required (£1000 rent if a couple)

Bedroom 2:
Double bedroom, access to family bathroom and toilet
Double bed and drawers. Will sort out a rail/wardrobe too
(this room hasn't been let before so just need to get some furniture if required)

Desks available for each room if required.

Rest of the house:
-5 mins walk from the barbican, on street permit parking and close to town.
-Large dining room with 8 seat dining table (ideal for dinners, socialising, working from home etc)
-Cosy lounge, TV has Netflix and Disney included and smart home lighting controlled by Alexa.
-Equipped kitchen with breakfast bar seating too. Ample storage.
-Downstairs shower room and toilet
-Utility/gear room (heaps of storage for sporting equipment), washing machine and cleaning cupboards.
-Rear fully enclosed garden, seating, and shed (if you don't mind spiders)
-Upstairs has 3 bedrooms over 2 floors, upstairs family bathroom and airing cupboard.

I'm open to who moves in so just drop me a message if you're interested but are a couple or have a dog etc.
Ideally though someone who I get on with, non smoker (vape is fine), clean and tidy, working/studying, likes dogs and treats the house with respect like it's their own. Bills are included including fibre broadband.

My current housemate in the ensuite room is moving out and with me not being home much I think it's the right time to offer the 2 rooms. Should a couple of friends want to rent 2 rooms but have the one shared bathroom on their own floor, I am happy to move into the ensuite to suit.
