Spare room in 2 bed flat on the Hoe

I’m looking to rent out my spare room to a working professional, preferably a male in mid 20s to mid 30s as this is who I’ll most likely share more common interests with. I’m away at work 4-5 months a year, meaning you’ll have the flat to yourself for that time.

LOCATION
The flat is on the 3rd floor of a 4-floor terraced building located on Citadel Road, Plymouth Hoe. It’s less than a minute’s walk from the Hoe promenade, about 5-10 minutes walk from town centre, and about 5 minutes from the sea.

COMMUNAL AREAS
The flat has two bedrooms, a newly-refurbished toilet/shower room and an open-plan kitchen/living room.

The kitchen has the basics - electric hob, oven, microwave, fridge, freezer, kettle, and there’s a washing machine. Bowls, plates and cutlery etc included.

THE SPARE ROOM
The spare room is a large single/ small double bedroom at the back of the building. The windows are double-glazed and the room has a radiator and two built-in wardrobes. The spare room is furnished with a ‘small double’ bed, a John Lewis mattress, and a bedside lamp/table.

PARKING
There is on-road parking on Citadel Road and all around the Hoe. The permit is £41 per year.

ABOUT ME
I’m a marine biologist and I spend around 4-5 months a year working away (so the flat would be yours for all that time!). I’m a pretty laid back outdoorsy type. I spend a lot of time at the gym, socialising, scuba diving around Plymouth, and in the summer I’m into surfing, SUP, longboarding, drinks on the Hoe etc. I’m tidy, a non-smoker, and only drink rarely.

ABOUT YOU
I’m looking for a chilled (but tidy) professional to rent my spare room under a formal written lodger’s agreement. Bills will be split evenly and generally come to less than £200 a month per person (i. e. on top of rent). Open to weekly, fortnightly or monthly rent payments. Most of all I need someone who’ll take some responsibility for keeping the flat in a good state, particularly whilst I’m away.
