Come and live in a gorgeous flat right next to Sutton Harbour! It's only five minutes' walk from the Barbican, Drake Circus and the University - within easy reach of everything you might want in terms of shopping, culture and nightlife - but also just far enough off the beaten track to be quiet and peaceful.

The current flatmates are friendly professionals in their 20s and are absolutely lovely! They are easy-going but reasonably clean and tidy, and are looking for someone similar to share with. It's not a party flat, but they do like to socialise and eat together sometimes, and they would like to find someone who wants to be a real part of the household rather than just renting a room to sleep in, The most important thing for them is meeting someone they really get on with.

All bills (water, gas, electricity, council tax, tv licence and superfast broadband) are included in the rent, but for your information the Council Tax band of the flat is A and the Energy Performance Rating is C.

The room isn't big, but it's comfortably furnished with a 4-foot double bed, a built-in wardrobe, a bedside table, a chest of drawers and a desk.

The kitchen has a dishwasher, gas hob, electric oven, large fridge-freezer, washing machine, microwave, a modern gas combi boiler and underfloor heating.

The bathroom has a huge shower as well as basin and wc, and there's underfloor heating in here too.

The living/dining room has a modern hole-in-the-wall gas fire, a TV, and a very comfortable leather reclining sofa. The granite dining table can seat 4-6 people.

There is central heating throughout, with individual thermostats in each room.

Outside there is a large communal courtyard with washing lines, seating and flowerbeds. There is no off-street parking but plenty of residents' parking spaces nearby - permits are available from Plymouth City Council at a current cost of £45 per year.

We are accredited with the South West Landlords Association and we take our responsibilities seriously - we do everything we can to make sure that you have a safe and comfortable home. New top-of-the-range uPVC double glazing and new carpets were fitted throughout the flat a couple of years ago, and if something needs fixing, we fix it promptly. There is also regular cleaning of the communal areas.
