Double room in 3bed house

I am looking to rent out one of my spare rooms. Must be clean & respectfull (this is my home). I work long hours so won't be around much. I have my children 2 weekends a month but welcome to stay when they are not with me if need be. It is a well kept house with full use of the upstairs bathroom (shower over bath) and a second Downstairs toilet. Nice big living room kitchen and separate dinning room. Also has a nice size 3 tier back garden. The room has a double bed and a double sofa bed and a tv with free view. Price is £100pw including bills or if you prefer a single room with single bed tv and built in wardrobe £85pw. I will only rent out one or the other (don't want the house over crowded) This is a lovely house and would suit a working professional. It's a very short distance from hospital less than a 5 mins drive (15-20 minute walk). Don't mind smokers but there is no smoking inside the house !!!!!! Any questions please don't hesitate to ask.
