I have a small, secure room available on Lipson Road, PL48PL, in a flat on the first floor. It is in a great location, a short walk to Aldi, Mutley, Plymouth Uni, Drake Circus, Ebrington street, Pure Gym, freedom fields park, Beaumont Villa doctor's surgery and Exeter Street, etc.
The flat has 3 bedrooms and 2 bathrooms. There is a kitchen and a small dining area, but there is no shared living room. The room available shares a bathroom with another room. The ensuite room is not available.
The tenancy agreement will be an “Individual Room Assured Shorthold Tenancy Agreement”, I will use a contract template from the National Residential Landlord’s Association. My preference is for a 52-week (12-month) term, with the inclusion of a 26-week (6-month) break clause.
I would like weekly rental payments and 28 days' notice to quit the tenancy.
Deposit required, but will be negotiated on an individual basis and held in a Tenancy Deposit Scheme.
I am very open to ALL people and will accept housing benefits, and I do not discriminate in relation to disability, race, nationality, ethnicity, national origin, colour, pregnancy, maternity, age, gender, gender reassignment, religious beliefs etc. I will try to accommodate you in any way I can, but please note as it is on the first floor there are stairs to climb.
What I care about more than anything is finding nice, respectable individuals who are always kind to others and will respect the space and others living in the building and clean up after themselves. Smoking is not allowed inside.
I must insist on absolutely no drink/drug problems and no criminal history. Home should be peaceful and treated as a family home. Don't mind pets, but the room is too small for large pets.
The room is available on the 1st of February 2023. Viewings at your convenience as I am working from home and available all day for short periods at the moment.
We have multiple fridges/freezers, loads of kitchen storage space, washing machine, dryer, bath/shower. Shared kitchen utensils, plates, glasses, pots, pans, kettle etc, and wifi.
This room is not suitable for multiple occupation, due to HMO rules, however, a reasonable, kind and fair approach is taken in relation to visiting partners/loved ones. Please check SpareRoom guidance in relation to this.
Rent includes bills. Parking is resident's parking: £30/year.
No additional fees, but will require the “right to rent check” docs, ID, address reference, proof of earnings or benefits etc..
