This is a warm, Friendly and supportive home, perfect for someone's first time living away from home. Equally good for more mature independent students.
Kitchen, bathroom and laundry room shared with just me. And a lovely new garden space (been labour of love) with bistro set and sofa to sit in shade or full sun.
Must be an animal lover (2 cats and 1 dog ) as they are family and this is their home!
Desk and chair in room and will accommodate your needs as best I can.
Lots of storage with 2 shelf units with wardrobe bit for hangers. 4 massive draws under bed.
IMPORTANT
This is an alcohol free, non smoking household, however you can smoke in garden. Small amounts of alcohol may be consumed in your room ( as long as respectful) but none kept in communal areas and no highly intoxicated states in the house!
(If you want to get paralytic on nights out this isn't the place for you).

You may play music etc during the day but no loud music past 10pm.
No overnight guests unless agreed in advance. Guests must leave by 11pm.
1 months rent deposit, 1 months rent in advance.

Safe, frequent bus routes to both Plymouth University, college of art and marjon, busses literally from end of street to uni door. Easy access to city centre. 2 mins from St budeaux Square, large coop, lidle, kentucky, pizzahut etc. Chinese takeaway and premier shops end on street.
Lovely friendly street with great neighbours.
Lovely quiet woodlands and coastal walks nearby for breaks from your work (10min walk).
On street parking good.

Utilities:
Utilities are included but I ask that you're considerate in terms of usage with the rising costs of everything. Laundry access but ask that you try and limit to one wash per week if possible. Water is also metered so again please be considerate. Any excess use of Utilities will result in a chat! But I'm not unreasonable 😁
