This room is in a larger than average house, near the centre of the pretty town of Topsham.

Topsham is full of quaint houses, gift shops, cafes, historic pubs, restaurants and walks along the estuary of the river Exe.
It is 3.8 miles from central Exeter, 2 miles from the motorway, 7 minutes’ to Sowton Park and Ride to use the bus to the RDUHospital, 20 minutes’ to Exmouth or Budleigh beaches or 25 minutes to Dartmoor. Topsham is on Route Two cycle path from Exeter to Exmouth. The cycle route into Exeter follows an off-road path alongside the Exeter Road and then by the pretty canal, past 3 wildlife sanctuary’s and on into the centre of Exeter via Exeter Quay.
The bus stop with a route to RDUH is around the corner and train station is 6 minutes’ walk away. The estuary is 3 minutes’ walk away and food shops are 5 minutes. There is an Aldi just outside Topsham.

The property is light and airy and comprises:

Large hall with small fridge freezer for your sole use and a cloakroom. Sitting room with TV, X box and (usually) Netflix. Ultrafast broadband. Well equipped kitchen. Off the kitchen is the dining room and then orangery, which has a wood-burning stove.

First floor: two double and one single bedroom and the shared shower room with toilet. The double room for rent is just under 3m x 4m and has a large, folding study table and chair, double sofa bed with electric throw and a single bed with storage under. There is a large inset wardrobe and Ottoman. The room looks over the pretty back garden and in the distance are views of the quirky roof tops of the period houses on the High Street.

The back garden has been professionally designed and landscaped and includes a fire pit and covered pergola with dining table and seating for 6 people. There is parking for 3 cars in the front garden, which is rare in Topsham.

I expect us each to clean the rooms that we have used, at least fortnightly and to clean and tidy away the kitchen after every use. I do the gardening.

I am looking for a friendly person to share my house; someone who is clean, tidy and pleasant to live with. No smoking/vaping. Music through headphones only.

I retired as an Occupational Therapist in 2024 and enjoy walking, paddle boarding, friends, folk orchestra, woodlands management group and running an information & support group for people with chronic conditions.

The deposit is one month’s rent with the first month’s rent paid in advance. Rent is inclusive of bills and is likely to increase yearly by around 5%.

Required - Proof of employment & earnings: work contract & last 3 months payslips or student loan. Reference from last landlord. 6 months’ initial short-term contract, to be reviewed thereafter. A tenant reference check will be carried out.
