Room to Rent in Town Centre

Hi, we are three guys with a room to rent in the town centre, available straight away.
The room is between a single and a double room, with a double bed. The flat is very large, spread across three floors, with a large kitchen and living room, two bathrooms, one toilet and a utility room. We have Sky Broadband and TV, bills for electric/gas/water come to around £35 a month, plus extra for council tax and Sky. There is no dedicated parking space, but parking can be found very nearby if you know where to go.
We're three very sociable guys in our mid to late twenties, and we'd consider anyone for the room, but unfortunately it's not suitable for couples.
The flat is situated in the Triangle, so we're very close to the town centre, local shops and bars.
The rent is very reasonable compared to a lot of other places I've seen nearby, and our landlord is a top bloke who sorts out any issues we have immediately. The flat is rented via a lettings agent, and the room is free immediately, although paperwork and references would need to be checked first.
