Room + double bed + bathroom

A ground floor room available from July 5th for a professional person, preferably, in a large family house very close to Cemetery Junction on Charminster Road. There are bus stops to the station, town centre, Winton, Castlepoint and the hospital just outside the house and its easy to get to the university (10 minutes on the bus)
You can walk to the station in 15 minutes and to the beach in half an hour.
The room faces the road but there is a large drive between the road and the house. There are no free parking spaces in the drive at the moment, but there is a space for visitors and there is usually parking available in a sidestreet one house away.

The room is 10.5 square metres with a double bed, (though a single bed can be provided) a large desk/table, a chest of drawers, a clothes hanging rack, a chair & a bookcase.

The room has its own bathroom across the hall with a shower, bath, basin , toilet. Occasionally, the bathroom is used by someone else if the landlady has people to stay or visit.

The kitchen is in a large modern extension to the house and is shared with 2 couples and 2 other single people You have your own space to keep food etc. and share a fridge with one of the couples.
The other people in the house are all professionals. Everyone speaks native speaker or near native speaker level English.
The kitchen is cleaned twice a week by the landlady's cleaner.

The live in landlady (a retired teacher) has her own space with a spare room, kitchen, living room and bathroom and keeps the communal areas (porch & hall) clean. She has a cat, which stays in the landlady's space, usually. The hall is shared with the landlady and one of the couples. The other 4 people live in the extension and have a separate entrance.

There is wifi and a washing machine. Clothes can be dried on a rack in the bathroom, where there is also a dehumidifier.

Bedding is provided (if necessary) and laundered by the landlady. The bedroom and bathroom should be kept clean by the occupant but the bathroom will be cleaned around once a month and the bedroom once every two to three months by the landlady's cleaner. The cost of this laundry & cleaning is included in the rent. The deposit of £250 includes a £20 for the room key and front door key.
