Two Double Rooms Available in a Spacious Shared House – Branksome

We’re Ben and Dale, two brothers, looking for two professional housemates to move into our property in Branksome from March. Dale lives in the house as the live-in landlord. Ben lives off-site but pops in regularly.

The house is spacious and bright, with front and back gardens and a relaxed, grown-up feel. Everyone has their own space, but it’s a friendly place to live.

The Rooms

Upstairs double room
Furnished with a wardrobe and desk. There is currently a temporary bed, but we’re happy to provide a proper double bed and mattress if needed.

Downstairs double room
Fully furnished with a double bed and mattress, a chest of drawers, and a walk-in wardrobe.

Both rooms are good sizes and suitable for hybrid or home working.

The House

Large shared living room with sofa, TV.

Fully fitted kitchen with fridge freezer, oven and hob, microwave, dishwasher and washing machine.

There is a fortnightly cleaner to help with communal areas.

Outside, there’s a large secure outbuilding with electricity, ideal for bikes or storage. The driveway fits up to three cars, plus plenty of free on-street parking.

Location

Five-minute walk to Branksome station with direct trains to Poole, Bournemouth, Southampton and London. The number 16 bus stops outside.

Poole Retail Park is across the road (John Lewis, Boots, HomeSense, gym). Penn Hill is a ten-minute walk, Westbourne is fifteen. Lidl is five minutes away, Tesco ten minutes, and the beach around a ten-minute drive.

Important Note

The house has been on the market for 18 months. If it were to sell, we would give as much notice as possible and no less than one month. The estate agents are aware that the property is tenanted, and we’re happy to sell with tenants in place if a buyer is looking for that.

We must insist that the bedroom is vacated, left clean and presentable on viewings. The Agent gives a minimum of 24 hours notice.

Rent & Bills

£750 per calendar month.
Bills include gas, electric, water, council tax (Band C) and Wi-Fi.

Who We’re Looking For

Professionals or mature students who are tidy, respectful and easy-going. Someone independent, but happy for the odd chat, beer or takeaway.

No smoking and, unfortunately, no pets.

Viewings

Viewings will be held during the first two weeks of February, with a decision shortly after. Move-in can be as early as you need.
