Homeleigh is a large attractive stone built Victorian semi detached house built before 1899, (it is shown on the 1899 ordnance survey map of Gillingham). It has been a fully licensed HMO (House of Multiple Occupation)since 2009. The house has a lovely warm and spacious feeling to it with stripped wooden floors in many areas and high ceilings. The house has full central heating. There is a large communal garden and patio area which is just great for hanging out and enjoying the sun when we get it! There are great shared facilities with a really large, bright, cheerful and fully equipped kitchen with a separate adjacent sitting room area. The Utility room adjoining the far end of the kitchen has comprehensive laundry facilities, a shower room and lavatory. There is a limited amount of off street parking at the rear of the house but there is good on street parking at the front.

The room to let is a large double bedroom on the ground floor of the house and is very private. The room looks out to the rear of the house. The room is 13' by 13' and has its own external French Doors to the garden area. The room has a pleasing view over the large patio area and rear garden. The room has a cast iron fireplace. The room has the original door, TV point, chest of drawers and a hanging rail wardrobe built in beside the fireplace. There is also a mirror, chair and bedside table with drawers. The double bed is provided with a mattress that is only 3 months old and full bedding set.

The rent covers all outgoings and must be paid on a monthly basis by standing order in advance. Along with all the other rooms, there is access to blisteringly fast 'fibre to house' unlimited download broadband. One important fact to note about the rent is that it will remain fixed for the same tenant for the next year. This means I, as the Landlord, take all the forward looking risk on the utilities and other outgoings.
