Spare room available in friendly family home

Hello,
We have a ground floor double room to rent. At the moment there is a sofa bed in there which can be put down and used as a bed or if you want to use the room as more of a livingroom it can be put up for more space.

There is a brand new wardrobe and draws and a smart TV in the room also. A bed can be provided if the sofa bed doesn't work for you. In the hallway we have a shower room with a sink and a downstairs separate toilet.
We have a large garden you can use whenever you like and a bar down the bottom of the garden which has a pool table and TV in it so you are more than welcome to use that too.
We do have 2 dogs so whoever lives with us must like dogs they are very friendly and love cuddles.
We have a daughter who lives with us she is 11 and 3 other children who are all teens who visit every other weekend so they won't be around all the time, they are very friendly polite kids and really well behaved.

We have a conservatory with a dining table which you are welcome to use also.
Kinson is a lovely village there is a gym two minutes walk from our house which has a swimming pool and cafe. Their is a supermarket walking distance and lots of cafes, salons and other amenities a few minutes walk. There is a bus stop right outside our house which goes straight into bournemouth Town centre.
We are looking for a friendly person ideally a female as we have teenage girls in the house from time to time and our 11 year old daughter.
