Flatmate wanted, nice area

Flatmate wanted for a lovely property on the Poole end of Surrey road. Quiet building with friendly neighbours and laid back flat mate. I am looking for an lgbt friendly person (as I am trans non binary) who is financially stable and is good at helping share responsibilities with looking after a living space. I am a Retail manager and professional musician who keeps myself to myself and I have a busier social life outside of being at home. (No parties)
This property is Council tax band B.
There is no space for a 2nd car however there is parking on the main road. And I can alternate my spot if required.
Bills (council tax, electric , water and WiFi) roughly work out at around £240 a month ppl. The £800 pcm is an estimate of rent and bills combined but can be discussed.
This is a lovely area and convenient for main roads, bus stops, supermarkets and train line.

I will likely not be subletting as the property is managed through a letting agent. Once an agreement is made, I will be taking it to them to swap from the old Tennant which may require the agent to do their own checks and agreements due to the current flatmate was my ex partner, now having moved out.
