Spare room in quiet house

The house is situated close to shops and bus stops on Ashley Road, and 5 minutes walk to Branksome railway station. There is parking outside on the street although off-road parking is a possibility. I am looking for a non-smoking, quiet, mature working person to rent out my spare room and to share the kitchen, living-room and bathroom. The bedroom is furnished and has a TV, there is a double bed, although the let is strictly for a single person with no option for overnight guests.
The rent includes gas, electricity and broadband for 'normal' use although this inclusion maybe revised if the usage is deemed to be uneconomical. This is a nice quiet house and would ideally suit a person who is up early in the morning (I start work early, from home and away).
