BEDROOM
This ground floor room is at the front of the property.
There is a comfortable double divan bed with drawers underneath, bedside table (we can get drawers/wardrobe if required). Wall lights and ceiling light. New carpet.
The room has a large window to the front of the property overlooking the front garden. There is a privacy blind and black out curtains.
BATHROOM
The modern bathroom has a new electric shower so constant hot water is available. The shower is over an unusual Japanese sitting bath. (which provides the best of both worlds). Although the room is not ensuite you have use of downstairs bathroom. The bathroom is between bathroom 1 and 2.
(a further bathroom is on the second floor)
KITCHEN
There is a separate fridge and cupboard. The well-equipped modern kitchen has everything you need and a large island and breakfast bar to seat 4. Further seating / dining can be found in the garden. Our home has all the usual mod cons inc dishwasher, washing machine etc.
SITTING ROOM
There is a shared sitting room with gas fire, sea views, large flat screen TV with Netflicks etc. Patio doors open to a beautiful balcony leading into the garden.
There is a second sitting room is for the owners sole use.
HEATING
The house has gas central heating on a timer/thermostat, and a gas fire for occasional use in the main sitting room.
GARDEN
A beautiful landscaped garden with sea views inc; balcony, decking, water feature, BBQ, washing line, sun beds, and outside dining area.
BILLS
All bills are included assuming reasonable use. ( e. g if you want to wash your car three times a week, have a long bath daily or want to use the tumble dryer weekly through good weather we may need to revise) Let's discuss.
PARKING
Quiet residential road with easy parking- driveway is for the owners but available for car washing and use when we are away.
GARAGE/STORAGE
We have a garage with easy access and limited storage space for sports/hobby equipment. Further additional storage under the house that could be available for items that do not require regular access. Let's discuss.
PETS
One cuddly, handsome, friendly cat hangs out in various locations round the house. We are unable to accommodate other free roaming pets.

-understands that shared areas = shared cleaning and will take responsibility for weekly cleaning of their room/ bathroom and daily maintenance cleaning of key shared areas. Alternatively we agree a cleaner and share costs. Let's discuss.
We feel we are easy going and previous lodgers have been happy to recommend. A previous lodger was with us for 18 months until she bought her own home. Another lodger was on a fixed length short term contract while on graduate work placement and left only to return for another project.
LOCATION / GETTING AROUND
Walk to;
- local shops/pharmacy in 5 mins
- Doctor 5 mins
- beach in 20 mins for swimming / cocktails/coffee.
Drive to;
- the beach in 3 mins
- supermarket in 7 mins
- Weymouth town centre in 5 mins.
Easy drive to the centre of Dorchester town/ hospital in 15 mins via Combe Valley road. (avoiding the ridgeway)
BUS
The nearest bus stop to Weymouth town is 2 min walk, if you need to get to DCH in Dorchester for work please research buses from Chalbury Corner.
OWNERS
We are 49 years young, and sleep on the second floor where we have our own bathroom. We are not night owls and usually in bed by 10!
We enjoy the beach, nature, healthy lifestyle, travel, cooking, the local area and our home. One of the owners works shifts, one is based at home. We feel we are easy going and previous lodgers have been happy to recommend. We enjoy the occasional shared drink and a chat, but generally living separately and harmoniously while sharing our home.
Our youngest is at uni and comes home to stay for short periods.
PLEASE NOTE
In general we are unable to accommodate couples, however we are open to discussion if it is to cover a short term gap in housing due to purchase of own property.
We do not tolerate the use of drugs or excessive alcohol.
Deposit and one month in advance required.
