Double room to rent in lovely three bedroom house

I have a double room to rent in a lovely semi-detached house (photos were taken at Christmas, hence the decorations!). The bedroom is in the process of being furnished! Shared bathroom with bath and shower over, downstairs toilet, kitchen, living room, dining room, garage/loft for storage, garden, easy on-street parking.

ALL bills are included - rent, council tax, electric, gas, water, TV License and BT YouView and Broadband.

It's a 15-20 minute walk or five minute drive to the town centre and beach. There is a path up the side of the house that takes you straight onto fields and eventually out to the cliffs. The street is great - quiet, safe and well kept.

I'm a 32 year old female, friendly and sociable, but enjoy plenty of time to myself as well! I have a dog who is very friendly, and totally mad :)

You must be working, friendly, clean tidy and quiet. No party animals please! Non-smoker preferred. MUST like dogs as he is very nosey, loves everyone and is always very excited when you come through the door. Couples may be considered subject to circumstances.
