2 bed house to rent

My partner and I are moving abroad for a year and renting out our lovely 2 bedroom semi with three private parking spaces and front and back garden. The property is furnished as we are leaving our furniture behind. There is a local bus stop a few minutes walk away and Upwey train station is a 10 minute walk. There are local shops a few minutes walk away including McColls, Home Bargains and Daniel's fish and chips (tasty, tasty)! The area is really nice and quiet and the neighbours are all very friendly. Weymouth and Dorchester town centres are both a 10 minute drive away.

The tenancy agreement will be for the whole house and the rent is £750 for the whole house with a £750 deposit. The tenancy will not be split into separate tenancies for separate rooms. If friends want to move in and split the rent as they see fit that is acceptable but the tenancy agreement will be one contract with all names on it so everyone will be responsible for the whole rent. It will be a year long tenancy with a six month break clause. At present we may be away for longer so there may be the chance to extend. However, we may also be away for less time so have to use the break clause however we do not anticipate this would be sooner than 8 months!

We are looking for working professionals, either a couple with no children or friends, who will be respectful and keep the house in the good condition it is currently in. If you know how to move a lawn that's a bonus! References from a previous landlord will be essential.

Small pets such as a cat may be considered if you already have one, there is currently a cat flap in the back door. We wouldn't want someone to get a pet during the tenancy though as it is not a long term let and it can be difficult to find rentals that allow pets which leads to animals having to be rehomed.
