Room in Family home to rent

Medium sized double room to rent in a large Family home.
Bedroom is furnished with two single beds at the moment but one could be removed if required.
House has large garden and guest could use living room and kitchen when required.(please keep main areas clean and tidy.)
although the room is not en-suite, there are two bathrooms on the same floor as the bedroom.
We are a mixed family- living with 16 year old twins, myself as well as my 87 year old father.
As the children are older now everyone tends to stick to the space in their own rooms so the lounge is quite often empty and we share meals in the kitchen/dining room when we are all around.
We would be happy to accommodate a smoker as my son smokes...(I prefer roll ups to the smell of manufactured cigarettes though and he does go outside to do so).
