Double room to rent in a 2bedrooms flat

Hello there, I am looking for a clean and tidy lady to share this flat with myself from the 1st of August (landlord and agency ask for no benefits or couples sorry).
There is a really big shared living-room/kitchen area, a bathroom with wc, a little space outside for a table and 2 chairs and a car parking space too.
The rent for the double room is £475 + bills that roughly cost £100/£150ish each which covers gas/electric, home broadband, water and council tax :)
The flat is on the 1st floor on the main street in Winton, (Wimborne Road) and is only a 1 minute walk from the nearest bus stop :)
There are lots of shops and eateries very close including Tesco Extra, Papa John's Pizza, Indian and Chinese restaurants all a short walk away:)
Not far from Lidl too :)
