Price includes all bills (electricity, heating, water, internet and council tax), and is a guide price only - negotiable between a range of £800-900, depending on likely heating and electricity consumption.
Location: 10 mins to Lampeter town, 30 mins to the coast, 45 mins to Carmarthen and Aberystwyth. 75 mins to Swansea. Bus service into town. Good walking nearby.
The annexe is shown in yellow and comprises two bedrooms, a kitchen (with small lounge area containing a sofa) and a bathroom (with separate bath and shower). Access is via an external doorway (private entrance) leading into the kitchen. Each bedroom has 2 windows. The whole annexe has been recently refurbished with new double glazing, new carpets/flooring, new kitchen units and appliances, new radiators, and was freshly painted last year.
(Don't pay too much attention to the furniture shown in the photos. There are various options in terms of beds, sofas, tables, desks, etc... and previous occupants have sometimes preferred to use their own furniture).
Off-road parking spaces are provided.
Other (shared) features of the 8 acre site include: mountain stream, table tennis table, 2 acre field for dog walking, etc; 2 acres of woodland; further leisure and veg gardens, pond...all fully secluded down a long private driveway, surrounded on all sides by trees backing onto farmland. Almost silent and completely pitch black at night.
Gardening/food growing space (including polytunnel space) is not included in the contract as such but may be offered as a goodwill gesture.
Water is provided by the municipal water company (treated water). There is also our own spring water source (filtered) which people usually prefer to drink.
Rooms may be rented individually if two suitable housemates can be found but I'd ideally prefer to rent the whole annexe to one party.
A deposit equal to one month's rent is required (in case of potential damages or failure to give sufficient notice).
This would be a lodger agreement as I occupy the rest of the house (as shown).
Would suit a professional or retiree. Pets allowed within reason. Couples/pairs allowed. Non smokers preferred.
