1 double bedroom + adjacent sitting room/study

There is a double bedroom with en suite (toilet, sink and shower) and adjacent sitting room available on the First floor of a detached house in a quiet area of Beverley. The rooms for rent - bedroom 1 includes fitted wardrobes and a double bed and bedroom 3 has been made into a sitting room/study for your use. All bills are included and we have high speed broad band. We also have a cleaner who comes once a week and cleans all communal areas.
Bedroom 2 is mostly empty and will be used as a guest room/ by my son when he comes to visit from Uni (Christmas and summer holidays). I sleep on the ground floor in the family room which has a toilet and sink in a small en suite built under the stairs (denoted cupboard). I use the dining room between the kitchen and family room as an office. There is also a large lounge on the ground floor with wood burner and TV. This is where I relax in the evenings and the walk through to the kitchen and garden/shed.
The house has a shared kitchen, and 4m long x 3m deep x 2m high converted 'shed' which contains TV, sofa and pool table - which has a lid and benches to make it a dining table for up to 8 people. Great for hanging out with friends. Small but sunny rear garden, no grass, but a pond, 2 adirondack rocking chairs, 2 wooden benches and picnic table. Parking available on drive for up to 3 cars (tight but possible) while street parking requires a residents parking permit (80p per day).
We are located behind Flemingate shopping centre (Starbucks, Boots, Greggs, restaurants, cinema etc) and near the Beck (canal). 6 mins walk to Beverley train station and near bus routes (24 and 525) to Hornsea, Cottingham, Hull, Hessle etc. 10min walk to bus station and main shops (including Wednesday and Saturday Markets). The house includes 2 friendly bichon frise (1 shown in photo) that don't moult (hypo-allergenic) and are usually kept downstairs.
This is a non-smoking household and I am vegetarian/vegan but meat eaters welcome.
