Either room can easily fit a double bed in and I'm happy to have a couple for an extra £30pw. Both rooms have a kitchen unit installed for you to store your food and have the use of a kettle but there's also storage in the kitchen. A new boiler has been fitted, new carpets in the hallways and both bedrooms. I’m busy cleaning up some of the wood areas of the house and varnishing them to make the place more homely.
The house has new double glazed UPVC windows and has external insulation upgrades so I’m hoping it’s warm throughout the winter. There’s 2 toilets as I've added an extra loo in the bathroom, a shower and an easy clean bathroom. There’s all the usual facilities like washing machine, fridge, freezer microwave, electric hob and oven. The kitchen is a good size and there is an additional shared socialising area at the rear of the kitchen. WIFI internet is included.
You will have the run of the property and my trust at times because I sometimes work away from home. I'm easy going and don't mind people smoking in the rear kitchen area if it’s raining but don’t want people smoking around the house generally. I have no issue with the other smokers but it’s to be done outside in the garden at all times and if you smoke it so regularly your clothes smell of it you will be asked to leave.
Everyone participates in a minimum of 1 hour house cleaning per week and I run a tight Whatsapp Group for evidencing your work via pictures and text. This cleaning is in addition to clearing up your own pots and any other mess, putting out bins etc. A list of shared jobs and responsibilities is visible in the kitchen. The Whatsapp Group also acts as a universal communication system for everyone to bring issues to discuss, alert others to anything broken, need for repair or the need for the shared purchase of general household goods: toilet roll, washing up liquid and the like.
There's a council parking permit system in force in the immediate area.
You will have to read and sign a Paying Guest Agreement which clearly outlines the rules and social etiquette expected by all. This includes providing some personal information about yourself. Whilst I aim to run my home democratically, Anti Social behaviour (excessive drinking, drunk behaviour or loud noise late on an evening) will not be tolerated and you will be removed.
I can help with sourcing furniture as Hull has plenty of good second hand furniture shops.
House is centrally located near West Park with a range of great shops: Home Bargains, Aldi, Herons and lots of local pubs, cafes and takeaways. It’s on a central bus route, a 5 minute car journey to the town centre and much the same to the A63 (Clive Sullivan Way) to exit the city.
