Large, very light, fully furnished double room to let for over 35 year olds, available for couples with discussion.

Available immediately, subject to references. If you're not council tax exempt it's an extra £45 a month. Apparently the room is much bigger than the photos suggest.

High quality king size bed, wooden desk, chair, chest of drawers and cupboard. Central heating..

The pictures and plants in the room are the last tenants. You're welcome to put up/in your own

Share large kitchen/diner, lounge, garden, bathroom, Bosch washing machine with me, chickens and very cute affectionate moggy. You're welcome to use my stuff (pots pans, crockery etc). Share house chores please unless we pay extra for a cleaner.

This is available for couples but there will be an additional contribution to cover bills: this is negotiable depending on whether you're WFH, studying (council tax exempt).

Private, experienced, sane, live in landlord, drama free harmonious household ;-) . Friendly, calm, respectful, kind, arty House, lots of books, suit post graduate/post doc student. Occasional shared .meal every fortnight is lovely but you'll also get lots of privacy. I try as much as possible to do my bit eco and environment wise, without being a dull bore or a humourless militant.

The area is very quiet and tranquil, and the South downs is 200 yards away, birdsong and badgers are the main noise makers. You can walk to Lewes via the downs and Brighton is 15 mins (by car or bike) to the centre of town and the sea. We're served by the 48 bus stop, which stops outside the house and takes you to the centre, via Lewes Road.

Aldi and Sainsburys are close by on the Lewes road.

There's free off street parking and room for your bike inside. Huge garden for summer. This is a queer and pet friendly property.

All bills included: gas, electricity, council tax, water, sewage and tv licence.

Contribution to wood/coal/fuel for the fire appreciated.

Long lets preferred- 3 month minimum. One month's deposit and one month's rent required once you've seen the room and the lodger agreement. I will need to check references please. For 3 month lets and couples it's a higher price.

Pets are possible with discussion - depending on what it is!
