Just off St James street. A two minute walk from the beach, the centre of town and transport links. Great location for anybody working in town or at the hospital.
The flat:
A lower ground floor flat with a private street entrance (accessed via one flight of stairs at street level, no lift available). On-street parking, but a permit is required. There's a large communal living room with a sofa (folds out into double bed for guests), TV and a dining table large enough for 8. A new modern bathroom with a large shower. A fully-equipt newly redone kitchen, perfect for anybody who loves to cook (includes gas cooker, washing machine & dishwasher). There's also a lower-ground floor patio with seating and a ground floor garden with a vine-covered terrace and a brick BBQ. A lovely place to spend time in the summer.
The room:
A small double. The room is furnished with custom built-in shelving, desk and bed, and a very large chest of drawers. It has a full wall of windows/patio doors looking out onto the patio (don't worry, it's not the only door to the patio, I can access it from my room too).
The housemate(s):
My name is Tim, I'm a 27 year old computer programmer. I do a standard office work-day and am generally around during evenings and weekends. I enjoy cooking, DIY, rock-climbing, going to the gym, going out with friends etc. I'd be more than happy to socialise with a housemate (we can find some binge-worthy Netflix shows), but am also happy in my own company and to give others their space. I'm also pretty clean and tidy. You'd also be sharing the flat with my cat, Sage. He's very friendly and does his own thing.
You:
I'd ideally like to live with somebody of fairly similar age and interests to me, but I'm happy to share with anybody who's friendly, respectful of shared spaces and reliable with the rent. Smoking isn't allowed in the flat, but with the direct access to the garden from the bedroom, it may be quite a good fit for a smoker. I don't need a particularly long commitment from a tenant, but the intention to stay for at least a few months would be good.
Money:
For the sake of ease, the cost of the rent includes all bills and essentials. So that's £625 paid monthly (at the beginning of the month), including gas, electricity, water, council tax, high-speed internet and any shared consumables such as toilet paper and cleaning supplies.

If you're interested in the room, message me and we can arrange for you to come over. You can have a look around and we can have a chat. I'm looking to see a few people to make sure the fit is right. Then I'd offer the flat, subject to an ID & credit check. I'd like the fee for the check upfront at that point (£45). Upon the successful check, we can sign a lodger's agreement with the first month's rent upfront and then one month's rent as a security deposit (returnable when you move out).
