Hi,
I am looking for a new housemate to join me in this lovely house.

The house has been owned for nearly two years, with most of the furniture and soft furnishings brought new including all the white goods. Some of the rooms were freshly decorated. The house is welcoming, light and well laid out.

I am looking for a housemate who will treat the house as a home and care for the space to make it a lovely place to live. Therefore, I am looking for someone who is tidy, clean and respectful of things and people. Ideally I would like to live with someone who is friendly and happy to hang out some of the time but also to have respect for each other’s private lives and space. I enjoy cooking, dancing and going to gigs.

The photos of the bedroom and the office were taken before my current housemate moved in but are in the same condition.

Ensuite Bedroom and Office
The double ensuite bedroom is on the top floor and the office is on the first floor, both have views across the garden.

The ensuite bedroom in the converted loft is spacious and light. All the furniture was brought new and includes a large chest of drawers, double bed and new mattress, bedside tables and built-in wardrobe with hanging space. The bathroom comprises a heated towel rail, sink, toilet and shower.

The office has plenty of space for a desk and chair plus other furniture. There are built-in shelving units and a cupboard for additional storage. The office is not furnished but can be if you do not have your own office furniture already.

The House
This is a characterful house with some original features and a south-east facing aspect. On the ground floor is the living room, modern kitchen and separate dining room with extendable dining table and chairs. The living room has a working wood burner, two sofas and built-in shelves. The bay window lets in lots of light.

There is a garden (with a fig tree!) and a patio with table and chairs perfect for outdoor entertaining once the weather improves. There is a brick shed at the end of the garden where a bike could be stored.

Location and Amenities
The house is close to the large Aldi and Sainsburys on Lewes Road. There are some off-licenses and a café on Coombe Road. There are plenty of cafes, places to eat and pubs on Lewes Road.

Parking & Transport
The road is wide with on street parking. You can apply for a parking permit and visitor parking permits.

The house is five minutes from two bus stops (one at the bottom of Coombe Road the other at the bottom of Bear Road). Buses take 15 minutes into town and 10 minutes to the University site at Falmer.

There are good cycle lanes in both directions and it doesn’t take very long to get to the sea.

You can either get a train from the main station in Brighton or from Moulscoombe station. You can get direct trains into London from Brighton.

Rent & Landlords
The house is privately rented, the landlords are relatives of mine. They are members of the NRLA and will use myDeposits for holding deposits. The rooms are available from 1st January.

The rent is £950 per month and includes council tax, water, electricity and gas bills, as well as fibre broadband.
