Large Double Room available now - spacious house

We are looking for a lodger, ideally 30+ female but may consider a male, to share our lovely spacious home. The price here is for a Monday to Friday let which is our preference but we would consider a full time lodger. The full time rent would be £600.
The available room is large and furnished. It is close to both Brighton and Sussex universities and only ten minutes walk from busses on the Lewes Road so it has good access into Brighton and Falmer. The train station is about 15 minutes walk. The house is light and airy with a great garden and beautiful views. For those that like walking, the Downs are a few minutes walk away and from there you can walk for miles through beautiful countryside. There is also a beautiful wood at the end of the road.
We would like to share with a student. A non student would be considered but they would be responsible for paying council tax which would be in addition to the rent.
A smoker would be considered but the house is a non-smoking place so they would have to smoke in the garden. We have three cats.
To describe us: for the most part we are fairly quiet but we both like to have occasional visitors and the odd gathering. I play traditional music but don't practice enough so it shouldn't be too annoying. We sometimes hang out together but also both enjoy own space. I am doing a PhD so I tend to work quite long days when I'm on a roll.
What we are looking for: someone who is sociable but also enjoys their own space - someone who may want to share the odd meal, film, coffee, glass of wine but is also happy to be self contained. My ideal lodger would be a fellow postgraduate student or visiting fellow. Parking is by residential permit only. Someone without a car would be the easiest option however, there is free parking about 5 minutes walk away.
