Available is a large-sized, unfurnished, en-suite double room for rent in a prime Central Brighton location. The bedroom on offer is large and warm and gets a lot of sunlight. Wifi connectivity features excellent coverage with decent download/upload speed, so if you work from home you won't struggle to get signal for meetings etc. As you can see from the photos, the room is large and has a lot of space for a double bed and desk and anything else you might need to fit.

The apartment is situated above Taj on Western Road which is right outside stops for the major Brighton and Hove bus routes, a 15-minute walk to Brighton Station, a 30-minute walk to Hove Station, making it ideally situated for a professional. Western Road hosts a huge range of restaurants, has a great selection of fun pubs and bars, lots of chill cafes, is a -minute walk from Churchill Square, and just 10 minutes from The Lanes. Despite its proximity to the main road, the flat has minimal traffic and city noise as it is high above the street. The bedroom is also set quite far back from the road so is very quiet.

The flat itself is massive (185sq/m!) and really beautiful. It is light and airy and has plenty of character owing to its status as a listed building. The flat also has its own private decking.

If you're interested we would pass you on to Ethos Lettings (the agent) for the usual process of vetting, referencing and providing deposit via the DPS. Rental term is 6 months minimum, with the option to extend for another 6 months. The security deposit is 6-weeks of your rent. A holding fee of £141 is needed to begin vetting but this will be deducted of the first month's rent.

Rent for the whole property is £2175 (as of July 1st) but we don't split rent evenly as the room sizes are quite different and it wouldn 't be fair. This room is the middle-sized room in the apartment. Utility bills and council tax are shared equally among us in 1/3 amounts. Council tax is Band E which averages to £79 per month each. Gas and electric fetch around an additional £170 (£57 each, but obviously this varies depending on what we use and will change as the seasons do!), water is around £65 (£25 each), internet is £45 (£15 each).

We're looking for someone quiet, respectful, clean, and friendly. Cain is an engineer who works from home. Miriam is a mature international student currently studying for a degree in psychology. We are both quiet, friendly, respectful and clean as well.
