I’m a 40 YO professional, living in Brighton for 20+ years. I’m friendly, sociable and like a balance of quiet time and social time.
Here’s the house in a nutshell:

Ideal Lodger:
- Considerate
- Self aware
- Friendly
- Clean and tidy
- Reliable and trustworthy
- Doesn’t work from home more than 2-3 days p/w
- No smoking indoors
- No parties but guests ok (see details below)
- No couples or families
- Not too much stuff due to limited storage
- able to clean up after themselves and not need a rota
I work from home most days but occasionally travel for work. I like to get out a fair bit, so not always at home. Not a party house but you having a guest stay over one night a week is no problem if they’re trusted.
I’m a good communicator, considerate, kind and trying to work on better boundaries as I’ve struggled with people pleasing in the past. I’m also non-judgemental and can empathise with others perspective. My Myers Briggs personality type is ENFP the ‘Campaigner’.
It’d be really nice to live with someone likeminded. So that I know you’ve read the ad, please use the word ’ello’ in your reply.
The house:
Mid-terrace colourful house, 5 mins walk to the famous South Laines, with independent shops, cafes and restaurants etc. 12 mins to the sea front and a wide road for parking if you have a car (residents permit required but no waiting list). Nest smoke alarm and CO2 detector, plus locking windows and secure doors.
Tax:
Council tax band C, but this is covered in your monthly payment so you don’t need to worry.
Monthly:
Your total monthly payment of £845 also includes a cleaner every two weeks and up to £120 household energy use per month. This should mean that unless you use a really high amount of energy, no additional costs are expected, but we would split any amount over £120 between us for the month. This is likely to only be possible between November to March. Heating during winter typically set to 18-19C during ‘awake’ hours if we’re home - But it’s negotiable. House has a smart meter so we can see our daily usage. My current lodger has not had to pay any additional money for energy during his time here.
Option for household bits:
We can either both buy cleaning products, toilet paper, dishwasher tablets etc or alternatively you can pay £10 p/m to have everything included for ease.
Pets:
Cat owners considered if they aren’t likely to damage the sofa or carpets. I’d be happy to look after them while you’re away if I’m around. I’d ask that you keep their claws short to avoid any risk of charges for damage. There is a £15 per month additional if you have a cat.
Your Room:
Your room is fully furnished, has freshly painted walls (August 2024), a built in 2 part wardrobe, shelves and a garden facing window so usually peaceful with lots of morning light. There are additional drawers under the desk in case useful. Bed is a decent solid wood double, with mattress and topper too.
Flooring:
Hard wood floors across much of the house with new plush carpet on stairs and landing. No shoes upstairs please and ideally not beyond the hall.
Kitchen:
Kitchen has solid walnut worktops, a pretty big Samsung fridge freezer, Samsung 9kg washing machine, dishwasher, microwave, toaster, kettle, air fryer, oven and gas hobs. Decent cupboard space for two people too.
Bathroom:
Bathroom has a bath, shower with good pressure and hot water. Toilet and basin too of course. Storage space available for your items. Baths once a week are ok but showering as the standard please.
Lounge:
Lounge has good size modern Samsung TV and sound bar. New 2.5 seater sofa with yellow velvet side chair. Alexa controlled lighting is kinda beautiful with various options available. Use of lounge is ok but it’s kind of my cosy space so I do like to spend some time there. You’d be welcome to hang out there when I’m not using or join me there most of the time, but any questions just ask. Not suitable to use as a work space though thanks.
Outside Space:
Garden is mostly a wooden deck with flower beds around the edges. Gets nice sun from the morning to late afternoon in summer. Lots of friendly cats come to visit too. There is a hammock plus table and chairs too.
Dates and Contract:
Exact moving day can be negotiated and you will receive a copy of a printed lodger agreement. A £500 deposit will be required to secure the room and released back in full on the day you leave, assuming no damages and the room has been cleaned. If you cancel for any reason after paying the deposit but before moving in, it will be a 50% charge of the deposit. Not likely to happen but can’t afford a gap so would need to repost the room.
