Double room in two bed flat

Double room available in two bed flat with single female academic. All bills included in monthly rent.

The bedroom is furnished with double bed and wardrobe. Shared bathroom is immaculate, has bath and shower over bath. Shared kitchen and living room has balcony, espresso machine, broadband download speed: 26.36 Mb/s, upload speed: 4.61 Mb/s, underfloor heating, new washing machine, heated clothes airer. I don't have a dishwasher, tumble drier, or microwave.

Flat is on the first floor of a new build by the Open Market, about 8 mins walk to Brighton station. There is no free parking in the area, and we are not entitled to apply for residents' permits. There is a large bike storage room for residents. The neighbours are lovely (and quiet). The area is busy and can be noisy at the weekends, but the triple glazing keeps it pretty quiet when the windows are shut.

I am a bit of a workaholic, dorky (particle physicist) and very clean and tidy. I smoke (on the balcony). I don't eat meat but don't mind at all if you do. I drink alcohol but am sensitive to people who need dry shared spaces. I am long-term single and very happy with my own company. I get on well with most people with the exception of tories and bigots. Happy to welcome a *single person* of any gender, very LGBTQ friendly. I find chattiness a bit exhausting so would prefer to share with someone who is independent and who is friendly but not exuberantly so. I love all animals, especially dogs.
