Cosy central Brighton flat looking for flatmate

Hi! We're Ezra and Charlie, 2 professionals living in a cosy 3-bedroom flat in central Brighton (about a 7-minute walk from Churchill Square). Our current flatmate is moving out in early/mid-August to get his Master's at university. We're 23 and 26.

We are looking for a friendly, quiet and clean flatmate to move in on a 1-year tenancy starting in August.

About the flat:

The flat is small, furnished and cosy, with a lounge/kitchen with a gas stove, a small freezer and a small fridge, 1 big bathroom with both a shower and a separate bathtub, and 3 bedrooms of various sizes. We don’t have a dishwasher.

The bedroom available is a small unfurnished double.

We sadly don't have a balcony or terrace. You also need to take 2 short flights of stairs to access the flat so it may not be well-suited to all bodies/abilities.

We live right next to a small park, and a 2-minute walk from the beach. We have great bus links, and are a 5-minute bus ride/15-minute walk from the station.

The room itself has a very big skylight (which opens!), so the room gets plenty of light and fresh air, but doesn't have any windows on the walls.

The flat itself is £520 a month each (£1560 overall), and bills vary each month because we have pay-as-you-go electricity and gas. For this reason, total bills are usually around £120 in the summer and can go as high as £150 in the winter (including council tax, which is Band A). We have Virgin Media wifi.

About us:

We are both trans men and would prefer to live with other trans or queer people :) We’re friends who have lived together for the past 5 years, and moved to Brighton in early 2023.

I work from home full-time, either in my room, the lounge, or from local cafes. Charlie is a part-time care worker who works a variety of shifts in the week (but not night shifts). We're both creative types, and enjoy chilled evenings chatting and gaming in the lounge.

We're both ex-smokers/current vapers. We're totally happy to live with smokers, as long as there's no smoking inside (but vaping inside is fine!).

About you:

You're queer, friendly, not too noisy, and clean up after yourself.

You'll let us know in advance if you have friends/family/partners staying over (and we'll of course do the same for you).

You don’t regularly smoke weed and won’t bring drugs into the flat. This is an important one for us.

You have a homeowning UK guarantor. (This is a requirement from our landlord.)
