I'm leaving my current tenancy on the 15th of July 2024 and I'm looking for someone to take my place in the flat.
I've lived here for two years now and have really enjoyed it! I'm leaving to move in with some close friends.
We're looking to do viewings asap so please do get in touch if you're interested!

Furnished double room available for one person in Seven Dials from 16 July, located a few minutes' walk from Brighton station, and a short walk into the centre of town and the seaside.
It's a two-bedroom first-floor flat with a spacious living/dining room, shower/bathtub, and a kitchen equipped with all amenities including a dishwasher and washing machine. The street is quiet and residential, but a stone's throw from shops, pubs, and cafes - it's a really great location.
The room is quite small, but comes furnished with a double bed and a wardrobe. It can also be unfurnished, given notice. The living room is spacious, and you will be welcome to use a larger share of it for your things to reflect the smaller bedroom, and work in the space if needed. The room is at the back of the flat so away from most street noise and get's a load of sunlight in the evening during the summer months!
We're also supposed to be getting new carpets throughout the flat at the end of June which will be nice!
There is on-street parking available but the waiting list for a permit takes a long time, so probably better for someone who doesn't need a car. Sadly no wheelchair access.

Who you'll be living with:
You'll be living with my current flatmate and his lil cat Mouse! Tom is super friendly and really easy going to live with. He has written a little bit about himself here:
"About me: I’m 29, trans and bi, have lived in Brighton for 7 years now, and I’m starting a PhD in English at Brighton in October. I write, play video games, sing in a choir, play a lot of TTRPGs, and have a lot of books! As a housemate I'm easygoing; I like to keep clean and tidy, but not concerned about a chore schedule or anything unless that really works for you. Ideally looking for a similarly chill, LGBT-friendly person, not too far from my age. I'm introverted and generally prefer to do my own thing at home, but it's a plus if we can hang out, have a drink or watch a movie :)
I am in a relationship so my partner is usually over once or twice a week, but happy to be respectful of your comfort levels about having people around. I also have friends over every now and then but I’m not hosting big parties or anything - ideally you’re similar. 420 friendly, but no smokers please.
I have an indoor cat, Mouse, who will be six months old by the time you move in - she is extremely friendly, funny and sweet, but does also still have a lot of kitten naughtiness, so best suits a cat lover who is OK with this :) No care from you required except occasionally feeding her if I’m out for the night. Unfortunately the place is not big enough to comfortably introduce another cat or larger pet. I don’t know if Mouse would be predatory with smaller animals, but it’s likely!
Please note: The contract is for 12 months with an option to break at 6 months, but I have lived here for 7 years and had no problem renewing it. However, it is likely at the end of the 12 months I’ll be looking to move in with my partner - so whether you need somewhere just for a year, or don’t mind me moving out and you finding a new housemate next year, either would be ideal!"

Bills and council tax are separate from rent and come to around £150 a month on average. In winter time it will be more. There is a £663.50 deposit and a guarantor required as per the letting agents.
