1 double room in terraced house in Queen's Park

Hi! My housemate and I are looking for a new tenant. Our old housemate is looking to move out asap and therefore we're looking for someone new asap. In my profile picture you'll see me and my housemates, the middle guy is the one leaving. I'm 21 and my other housemate is 22, we finished university last year and now we're working in full time in hospitality. Our house is entirely furnished except the room we're advertising, we've been living here for 9 months so we've go everything we need and very happy to share. Our bills include Internet are all sorted as well, they're not included in the price but they are £74.82 a month and council tax is roughly £55 a month too. The room can very much be a double but it's not massive (360x250cm). It's under the terrace so you don't have to deal with noise from the upstairs kitchen/living room and the window doesn't overlook the school directly so you can't hear any of the children arriving to school at 8 am either. The house is the top two floors of number 45 (hence we're 45A), with the kitchen and living room on the top floor. It's a very nice house considering the price, it has a terrace looking out onto the whole city and the sea and a shared living room/kitchen area. The bathroom has a shower and a bath. The terrace is currently missing a fence so it's not as pretty as it was before, but it will be fixed! We have a freezer, fridge, gas hobs and washing machine. It's opposite St Luke's Primary School so very friendly, safe neighbourhood. We're not fussed by a lot of things other than just understanding the general responsibilities of living with other people (cleanliness, privacy and paying what's due). We're quite social too so anyone who is happy to join in on our acitivies is also brilliant.
