I have a spacious double with an en-suite in the heart of Brighton, 2 minutes from Brighton Pier, the beach and plenty of other amenities; lots of shops, supermarkets and restaurants.

The room is a good size double with plenty of room for a desk, clothing and other furniture. The en-suite is modern and clean, with heated towel racks, a large mirror and lots of storage space. The shower/bath is great too.

The living room kitchen is very large with plenty of space for two people to cook and lots of natural light. There's also a private lift which opens up into the flat which is a nice touch. This can only be activated with a unique card that our flat has.

Outside there is secure bike storage by the stairs by the living room windows that can only be accessed through two doors with a private key.

The front door opens up to a large hallway which has a good amount of separation between the two bedrooms.

You'll be living with a very close friend of mine who is 26 and works in recruitment. He commutes to the office 4 to 5 times a week, sometimes working from home in his room 1 day a week. Ed is into fitness, business and music.

Ideally I'm looking for a young professional who also works in a professional 9-5 job to suit Ed's schedule too. We are open to others though, as long as you're a good fit!

This isn't a party house where you'll be inviting lots of people over. We're looking for someone respectful who won't be up late until the early-hours making noise.

Bills come to roughly £150 a month, which includes all the usual bills and 150Mb a second internet with Virgin Media. The flat is council tax band B.

The landlords are very nice and always help out when needed. They live a couple of flats above and they are very friendly. Our neighbours are lovely too, with upstairs being a 25-30 year old couple who I've become friends with.

The bedroom will be unfurnished but I do have some furniture that I'm willing to sell for cheap if you'd like to keep it in the room/living room. I'm also taking some of the living room furniture too, but we can discuss this in a viewing as I can also leave some stuff if needed.

I'm moving away as I'm buying a property over in St. Leonards in Hastings.

The tenancy is valid up until 11 April 2025, with an option to renew if needed. You can discuss this with Ed if so. If you need to move out, you'll need to find someone to fill the room.

The room will be available to move in on 11 October, but if needed I'm willing to allow a day or two before to move in if you need to be early. The landlords and agents will need to do referencing first though so get in quick as there will be lots of interest, especially in a location like this!
