Double room in lovely shared creative house

My flatmate is sadly moving out in October so I am looking for someone to take over the tenancy with me.

I am a Fine Artist and have an in house studio upstairs which I would be willing to share with another artist.

I will be self employed from September so my landlord needs a flatmate who has regular income from an employment that can give reference. A guarantor would be good but it is negotiable if you can prove you earn enough to cover the rent with a reference about earnings and position.

I am a friendly and tidy person and get on well with creative people who love animals. I am 26 and work as a self employed dog walker and SEND Tutor. I like relaxing at home so would be happy with someone chilled enough.

I love baking and cooking which is always a plus about living with me. I am vegan and my housemate was veggie so would prefer someone who doesn’t cook meat at home but I guess I can negotiate on that if the vibe is there.

I would like someone who respects common areas and able to share cleaning regularly.

Shared areas: bathroom, living room, kitchen, little balcony area and studio potentially. I can upload more pictures soon.
