Spacious and bright room in central Brighton flat

My boyfriend and I are looking to fill a spare room in the flat we rent. We’re located a 30 second walk from Churchill square, so are very close to transport links. The flat is large and bright and is on the top two floors of the building. My boyfriend and I have our bedroom and office on the top floor while the available bedroom is on the lower floor with the living room and kitchen. There is also a bathroom on each floor too. The bottom one has a bath and the top has a shower so they are shared, however we very rarely use the bottom one so in terms of using it for toilet, skincare, etc you would have a lot of privacy.
We both work full time and in the evenings we mostly relax but occasionally meet friends for drinks. Ideally we’d love a flatmate who is friendly and clean and would enjoy having a drink some evenings with board games or tv but who also enjoys their own space.
The rent is £800 per month, however including bills and council tax it will be around £950 per month.
The room comes with a standard double bed and a wardrobe, however the wardrobe shown in the pictures is being replaced
