Cosy Double in Beautiful Central Brighton House

I’m Kate and I’m looking for a friendly, easygoing house mate to rent a spare double room in my beautiful Brighton home.

It's a two/ three bedroom house, I live here, I’m the homeowner and a marketing professional, there’s the spare room I am renting out, plus my home office in the attic with a sofa bed for guests.

I’m doing viewings in January and the room will become available the first week or February.

The house is just off Lewes Road (Hanover and Elm Grove Ward), at the bottom of Franklin Road; a 15 min walk to the North Laine, 20mins to the station and 25mins to the beach. There are pubs, cafes and the whole of Brighton on your doorstep!

I am from Brighton originally and moved home 18mnths ago after 25yrs in London. I loved London but I am so happy to be home, close to the sea and the Downs, and enjoying all that Brighton has to offer.

I prefer a clean and tidy house. It's not a party house, but it is a social place, with friends often staying from London or popping over. I’m always happy to share a glass of wine or a well made cocktail (I have a well stocked cocktail cabinet) and have a chat in the evenings or at weekends. Also love film so always happy to break out the popcorn and lounge on the sofas in front of a movie or box set.

I enjoy cooking and the kitchen is well used! The lounge has a wood burning stove which is very cosy in winter. The TV has Netflix, Disney + and Prime, and there's a record player in the lounge if you fancy spinning some vinyl.

The bathroom is at the back of the house on the first floor. and has a bath and shower and tonnes of storage with a bank of Cherrywood fronted cupboards.

The back garden has a Weber Traveller BBQ, fire pit, a mature pear tree and seating. There are plenty of plants including jasmine, roses and passionflowers, and at night you can sit under the stars and strings of lights.

The room is east facing so gets the morning sun and you overlook the back garden. There is a tall, triple IKEA wardrobe. The iron double bed is super comfy. Your room has a lockable door. The dimensions of the room are 3.3m x 3m.

Pets are welcome, also open to short term (1month+) or Mon-Fri lets (£650pcm). Can consider a couple, however the monthly rent will increase to £1200 for two people sharing the room.

I work from home 2 or 3 days per week. If you work from home you are welcome to share use of the office, plus there’s room for a small desk and table in your room, the dining table, or Brighton Library is a 20min walk through Steine Gardens with plenty of coffee shops en route.

We are in residents parking zone V. The rent includes all utility bills, council tax and super fast Virgin fibre broadband.

I’m looking for someone chilled, friendly, and wants a home that is a haven.
