Unfurnished (some furniture may be offered)

Fits a double bed

Desk space possible in living room (flexible WFH setup)

📍 Top Location:

Steps from restaurants, bars, cafes & big Morrisons. Larger Aldi, Sainsburys are a 15 minute walk away on London Road. PureGym and TheGym within 10 minutes walk.

5 mins to beach, 10 mins to the central train station, 10 mins to hospital, quick access to Brighton & Sussex Unis via the 25 bus / Old Steine stop.

Near several other major bus stops & Beryl bike docks.

Cars can access the flat by the sea front (via Middle Street, turning left at Lucy Yak Yak, then left by Pizza Express). Cars cannot park, but can unload. The traffic wardens are very strict here, so this flat is not suitable for someone with a car, unless they have prior parking sorted. There is a hidden car park below the square outside, but I understand this is very expensive.

⚠️ Things to Note:

Some wall repair work ongoing (being handled by landlord), should be wrapped up before move in.

No lift, awkward entry for large furniture. You have to climb a set of stairs to get to the flat, so this may not be best for people with mobility issues.

No car parking – strict enforcement in area

💷 Costs:

Rent: £800/month (12-month contract)

Bills: water and wifi included, electricity is around ~£50–70/month in summer, up to £140 in winter. No gas appliances.

Council Tax Band C: ~£117/month (10 months/year)

I'm a 27 year old researcher in the legal field. I'm sociable, talkative, and up for activities around town. I like video games, watching movies and series, travelling, going to the gym, eating at nice cafes and restaurants around town, baking, going out for drinks. Not a massive party animal, or a fan of clubbing, so you won't have to worry about associated noise etc. I have a close friend group in the city, so you may see people coming round to visit now and then. They're all super lovely, inclusive and accommodating.

I pride myself on being very clean and organised, especially in shared spaces like the kitchen and living room.
