2 Beautiful Rooms to rent in our friendly house!

Hello there,
We are looking for two new tenants for our beautiful house!
Two of our housemates are moving to other cities, so we are looking for two other people to open a new contract by the 8th of August.
The house is beautiful! Big enough, with a sunny living room and a liveable kitchen, and a massive, gorgeous garden. It is composed of four bedrooms, one kitchen, one bathroom, one living room and a garden. The house is located in the very city centre, in the Preston Circus area: 5 minutes' walking distance from London Road, 2 minutes' walking distance from the London Road railway station.

The two rooms have very different sizes: one is very big (£730), the other is small (£475). They are both very lovely, full of daylight, and space to sleep and study/work from home. Bills are not included, and they go from £80 to £100 per month (depending on the season).
The new tenants should be people interested in a long-term tenancy (one year, which is the length of the contract, but at least six months is the minimum).

We want to maintain it as a lovely home: a safe space, with a friendly environment, good vibes, cooperation, but also respect for other people's lives and space. :)
At the same time, we are looking for people who are clean and tidy. We share a cleaning rota to cooperate in keeping the house generally clean, and everybody cleans after themselves, and helps to maintain it nicely.
We, the two remaining housemates, are both PhD students and professionals. We welcome dinners and visits from friends, but always maintaining the house as a place that allows to rest and work.
