There is a Sainsbury’s local round the corner (5 minutes’ walk) a number of excellent pubs in the area, and the best transport you could hope for with the train station located 2 minutes’ walk from the front door and well served bus routes on the main road, a 5 minutes’ walk away.
The Property
The property entrance is via the front path, roses and lavender and a sunken front courtyard, and it has an independent, private entrance onto a corridor appointed with coat racks. There is a large sitting room, double bedroom, kitchen with access to rear courtyard and cellar, and bathroom at the far end, comprising toilet, sink and shower. The whole lower ground floor has been recently refurbished sympathetically with past and present with new patios, new flooring with underfloor insulation throughout, refurbished sash windows, and new thermal lime plaster on external walls, new electrics and sockets throughout. The accommodation faces east at the front and west at the rear and benefits from sunshine, weather permitting, throughout the year.
The Landlord is environmentally conscious, loves gardening, and is working, and will appreciate a lodger(s) with similar interests/lifestyle. The accommodation will best suit a professional who commutes /hybrid worker or local professional. The ground floor would best suit an individual who loves a bit of space, and the rental, inclusive of bills, is based on single occupancy. Occupancy by a couple is also possible and can be discussed.
The arrangement is a licence to occupy, not a tenancy, as the Landlord resides in the same building. By law this requires some shared areas which are maintained respecting your privacy.
Admin
The rent is £2000 per calendar month, payable monthly in advance on an agreed date by standing order.
The rent includes all bills based on one person occupancy - gas, electricity, water (subject to reasonable use) council tax, wifi, and two hours’ cleaning per fortnight.
References will be required, and a deposit of one month’ rent. The deposit is not protected by a tenancy deposit scheme, it will be held by the Landlord and returned within two week after the Lodger vacates, subject to deductions for damage or unpaid rent.
It is possible to extend for a longer period, if both parties are happy to extend. My last lodgers stayed for 13 months.
The Lodger is responsible for insuring their personal belongings.

Rubbish/recycling to be emptied kerbside weekly
Dryer shared use: Landlord to provide reasonable notice
Cellar freezer shared—each to keep their section clean
Security: all windows and doors to be locked when leaving
Heating to be maintained no higher than 20 degrees and turned off when going out/schedule set.
The Lodger shall allow the Landlord reasonable access for maintenance, inspection, and use of shared facilities (dryer, cellar/ freezer). The Landlord undertakes to request access considerately, with reasonable notice given.
