Lovely house in Kemptown to share

Hello!

Our housemate is moving out after 4 years and we are looking for someone to join us. The house is in Kemptown, just minutes from the beach but not too far from the centre of town.

We are two friendly ladies (Jess and Sanni) looking for our third housemate. We both work Monday-Friday, hybridly, but there is space for everyone to work from home. We have two rooms for you to choose from but just one is available. I'm happy to move rooms for the right person. One room is a large double with a bed, wardrobes and chest of drawers included as well as an en suite. The other room is a double with a bed included and if you want any of the other furniture just let me know. We all have our own bathroom so this one has your own separate toilet and shower room. The first floor is the living room and kitchen with plenty of seating and while open plan is fairly separate.

The rent is £606 per month for the smaller double room and the larger double with the en suite is £728 per month and then the water and council tax is £75 each. The gas and electricity are on a top up meter so in the winter it's about £55 a month but cheaper in the summer!

We have a private landlord who responds to any issues but otherwise trusts us with the house. Sanni has been here for 6 years and I have been here since just last year. We're easy going, tidy and sociable, feel free to have people over and make it your home. Between us we're into running, pubbing, brunching, pilates and a bit of telly on the sofa. There's no noise from neighbours but plenty to get up to in the area.

I have listed both mine and Greta's room since I'm open to switching but just one is available just FYI. Want to find the right person so open to both budgets.

Greta's tenancy ends on the 1st March but she has her new place a bit before this so you could start moving your stuff about a week before if needed.
