Fully furnished double bedroom in a great central location in Brighton, Hanover/Elm Grove area, just 20 minutes walk from the station, town centre and half an hour from the beach!

Move-in Date would be the 21st August 2026 until 21st August 2027. Obviously new renting laws will apply, and so it will automatically be a rolling contract but we're hoping to find someone who has intention of staying with us for the year.

- Fully stocked kitchen, we love to cook and bake so we have all the gear including an air fryer
- Gas cooker

- On road permit parking band V, and visitor permits and bays available
- High speed internet
- Patio garden with table and chairs and a raised flower bed if you've got green fingers, high walls so nice and private

Location:
- Supermarkets: Aldi 15 mins and Sainsburys 10 mins away
- Local Co-op, corner shops and great takeaways that all open till late just down the road
- Bus Routes to town/beach and into the Downs/Lewes/etc a few minutes walk away
- On a dead-end street, with a few student houses but mostly families and professionals so it's clean and quiet surroundings

Rent, Bills and Requirements:
- Rent £615 per month
- Wi-Fi currently £9 each per month
- Gas, Electric and Water currently is £71 each per month
- Council Tax band C
- Deposit £600 upon signing and then first months rent due two weeks before move in date and then every following month on the 21st
- Proof of Income or a UK based Guarantor must be provided

Us:
We are a group of professional young people 24,26 and 28yrs old, working in hospitality, care work and sales who share a love of cooking, nerdy shows and films, arts and crafts, going out for a day round the charity shops or walks around nature trails, or getting down the pub. We are in part a LGBT+ household and its preferable to find someone from the community but it's not a dealbreaker as long as you're respectful. We do eat meat but again vegans welcome and also 4/20 friendly. The private landlord is friendly, easy to contact and quick to resolve any issues.
