Roomy house in Central Brighton (N Laine) Terrace

Room to let in surprisingly large house in the dead centre of town, just off Bond St in Central Brighton.

Massive roof terrace that is an absolute sun trap, is currently baking in this heat!

I've lived here almost 4 years now and my housemate is unfortunately moving out, however I really want to stay!

2 bed, 1 bathroom and a large living area.
Rooms are pretty equally sized with one slightly bigger than the other, I'm looking to move into the bigger room but can be discussed for the right person

I work in software engineering and work from home and have a sausage dog called Lola so must be dog friendly.

Amount listed is excluding bills, not an expensive house to run as it was built in the 50s so winter heating bills are lean, hasn't ever really been over £1030 per month

Room available officially from August 13th but there's some flexibility on that, maybe July 13th onwards and is flexible?
The Lettings agency would like to go through tenant referencing so need to bear that in mind.
