Double room in peacful, lovely 2 bed flat

Hello! I'm looking for a flatmate (and future pal) to join me in my lovely 2 bed flat in Elm Grove.

The place:
- in Elm Grove. Peaceful and quiet place, 20 mins walk into town down the big hill. Amazing access to the hills, and 20 mins walk to Kemptown/Sea Lanes seafront area
- Double room with inbuit wardrobe. Currently an office but will remove all furniture
- Been living here 1.5 years and LOVE it. Amazing neighbours, landlord is fantastic and super responsive to any issues
- Parking available via permit, very little wait time to receive if any
- Garden and patio out the back
- Huge double shed for storage
- Walk in shower
- Excellent kitchen
- All furnished with my own stuff
- Bills are about £150/month extra including elec, gas, water, internet

Me:
38, single, chilled dude. Love being outdoors as much as poss be it trail running, sauna, sea dipping, swimming, gym, cinema, volleyball, kayaking, rugby etc. I keep myself busy! But loooove my nights in batch cooking and listening to records.
I've been here a year and a half now and been living solo since a break up for 4 months. It's an amazing peacful place.
I work from home 3-4 days per week and am in London 1-2 days/week. I work for a tequila and mezcal company, so if you like excellent spirits/drinks then you will be in luck - home bar is always stocked. I am not a massive party goer these days, but still love the odd boogie or hosting a BBQ with good tunes. Have a car and love getting into the South Downs or taking day trips, and a flatmate who is a buddy and up for some adventures would be great.

I am also an active Coastguard in the Brighton area, so occasionally have to come and go in the night depending on emergencies. A peaceful home is a must as it can occasionally be a struggle to balance that volunteering and response during the nights, working a full time role, and being a very active person.

You:
Ideally looking for someone to move in on a short let eg 3 months, but with room to continue longer if we really hit it off.
Looking for someone who does not work from home more than once/week as the space would be challenging with 2 people doing that in it, but not completely ruling it out.
The right person will be someone who is active, social, easy going, enjoys a boogie, wants to make a house a home and enjoys a good natter. Also someone who would much sooner stick a record on and have dinner together on an evening when we are both in than stick on some mindless telly (I rarely watch it, save for films, which I'm nuts about).
I think I would rather live with a girl but no absolute preference either way. Mindful of flat shares in my past being quite boy-y, if that makes sense!

Room is available now for the right person. Rent and bills inclusive of amount shown above, and deposit is half of the deposit I already have down. Would have to do credit/referencing checks with landlord.
