Single OR double room in peaceful location

Hi there, I'm looking to rent out EITHER my single OR double from September 1st.
We live in a maisonette in low rise block at the back of Hollingdean which is safe & secure.
Large lounge & dining table, large kitchen, downstairs toilet & upstairs bathroom with shower over the bath. It's extremely peaceful & quiet, we are surrounded by woods in a close with no through traffic. Very friendly neighbours & 2 shared gardens.
The household consists of me, a full time professional working for Children's Services in Brighton & my 19 year old daughter who is studying Photography at college.
Single room has a small double bed, desk, chair, shelves & small built in cupboard. Double has a double bed, free standing wardrobe & shelving unit.
Single is £550 per month or double would be £650. I can be flexible on where furniture goes, eg if you'd want the desk in the double room. Rent is inclusive of bills & cleaning and maintenance of communal areas in the block.
The kitchen will be completely replaced in August with white, modern units.
We're looking for someone for about a year but can be flexible on that. Student or professional, quiet & respectful, it's an ideal place if you want very low key housemates!
Transport: free parking on street or in car park. 3 minute walk to no. 20 bus stop or 15 minute walk to Fiveways for 26 or 46 bus. 15 minutes walk to moulsecoomb train station, 20 minutes to London rd station.
Local shops are either walking distance at 'the dip' or at Fiveways.
