Housemate Wanted - 3 Bed Newly Renovated Flat

Hey! My friend and I are moving into a lovely place and are looking for a third to join us ASAP.
We are both queer and trans - LGBT+ would be preferred but generally if you’re friendly and open please feel free to enquire too! We’re hoping to settle here for the foreseeable future; applicants looking for a calm, friendly place to do the same will be preferred.

The unfurnished property is less than a minute’s walk from bus stops and shops, a 5 minute walk from the level and 20 minutes walk from the main station.
There is a large bathroom and kitchen with a separate living room, along with a second toilet. Washing machine & fridge in property. Council tax band B
We can do a higher charge for rent, if bills included is preferred.

*there are 2 bedroom pictures as the flooring is currently being renovated.
*please note we are currently moving into the unfurnished property; we don’t have a range of furniture for the living room, although that will come soon!

I (Luke!, 22) work full-time and am studying an undergrad online on the side.
The other tenant (Cat!, 35) has 2 wonderfully friendly indoor cats. She is a luthier, and will be working from home.
We are both very clean and friendly people and neurodivergent; a space where boundaries are respected and open for discussion is important for us! We both have partners who will visit (not around the clock) - guests are more than okay within reason - a heads-up would be preferred particularly if multiple guests are being invited.
We’re looking for someone around/between our age range, no gender preference, but someone respectful, compassionate and communicative.
