Big Double room to rent with 2 professionals

Hi :)
1. We are 2 men profesionals and we are looking for a new flatmate. Per person per month is 567£ rent, + 150-200£ for bills depending on the month, total around 720-750£ each month.
2. Flat is a 3rd floor with no lift, there is no living room but the room is very big (we spend most of time in our rooms). We want somebody that can fit us, respectful, easy going and social, also happy to share the kitchen. We are easy going and open to agree how we manage the flat, so we all get along with.
3. Important: we need quiet hours from 10 pm to be respected. I work from home and Ben works normally from 7 am to 5 pm (outside the flat).
4. Date to get in the room is flexible from 30.09.26 to 31.10.26.
5. The Agency will check that you can pass the background, right to work, right to live in UK.
6. Previous flatmate is offering to sell his furniture, you could choose if you would like some or all furniture (bed, sofa, etc).
