Double Bedroom Available In Cool Town House!

Hey guys!

We have a good-sized unfurnished double bedroom available from the 8th May 2014 at £350pcm.

Our house consists of 2 females and one male. Ideally we would be looking for another male to keep the balance. But would not turn away the right person.
The house is split over 3 floors, the bedroom being on the ground floor.
Giving views of our garden that allows in a lot of natural sunlight.

The house comprises of a lounge, kitchen and bathroom on the lower floor. Which then leads out to a lovely rear garden. We plan on making the most of this Summer with BBQ’s and that.
The kitchen comes included with a washing machine, fridge freezer, electric hob and electric oven (that you would be free to use).

We are located pretty well with it being 5 minutes to Brighton Station. 5 minutes to Preston Park. 8 minutes to London Road Station. 15 minutes walk from town.

The money part…
As we rent the house through an agency, there will be tenant administration charges, with one months rent and security deposit to be paid up front.
Also, the agency requires tenants to have a full UK guarantor and would prefer a working professional.

Below is a list of all the costs you can expect to pay should you wish to take the room.
Agency Fees: £180. 00 inc VAT
1 Months Rent: £350. 00
Security Deposit: £500. 00

Our monthly bills can vary but we typically each pay around:
£8 – Wi-fi (Virgin - 120mbs)
£20 – Water
£15-£20 – Gas & Electric
£25 – Council Tax
£6 – TV License

Although we’re looking for a new housemate. We’re looking for someone with good banter, who doesn’t mind a laugh and a drink. We all smoke, so not fussed whether you do or don’t. We all do our bit around the house as well, so would ask for someone who will clean up after themselves.
