Single room to let in vegetarian house for friendly non-smoking female. Available immediately

Clean south facing downstairs room with patio doors that open onto an enclosed back garden in a three bed house in Hanover.
The room has a bed, some furniture and there's a sink aswell.

We are looking for someone of the friendly, considerate and domesticated variety to share the house with two other people, one male and one female (we're not a couple), mid 20's - 30's, who's had a bit of experience of sharing a house.

The whole house is pretty well maintained and has been recently redecorated and there's new furniture in the living room.

The rent's £312 p. c. m including council tax, the utilities are about £42 p. c. m. on average over the whole year. Broadband's about £8 p. c. m., so that's about £362 in total per month.

House has all the usual - washing machine, central heating, wireless broadband, lovely garden, etc.
