Room In Shared House £550/Month Including Bills

We are looking for a housemates to join our friendly household.

We have a generously sized room available in our large house overlooking the Avenue, located at the top of Coombe road by the Sussex Beacon.

In addition to the advertised room, the house has a large communal living room and kitchen, a ground and first floor toilet and seperate shared bathroom with a shower and large bath (1st floor).

For those with a love of the outdoors, we have a lovely back garden and a rear balcony with an exquisite view over the countryside - it really has to be seen to be believed.

We live in a quiet area a short distance from of Lewes Road, with good transport links to the town centre and universities. Conviniently we have a bus stop just outside (37/37b Meadoview-Brighton Station-Bristol estate) and a range of stops along the lewes road are a short walk downhill

Local supermarkets are readily accessible and the 37/37b bus makes getting groceries uphill much easier.

We are looking for LGBT+ friendly folk between the ages of roughly 20-35, who doesn’t mind living a short distance from town.

We are a sociable bunch, but err on the side of a quieter and relaxed lifestyle. If you are looking for a quieter spacious home, we may be just right for you!

Our house is very much 'a home' so we would like to meet prospective housemates where possible. We are happy to meet you virtually, however would encourage visiting in person to get a feel for the house and its surroundings.

Logistical stuff:

Our property is managed by Coapt Ltd. a local tennancy agent, however we have an excellent relationship with the landlord/property owner. The property is a long term let and we're ideally looking for longer term tennants.

The tenancy requires:
- A UK guarantor or a good stable income source to satisfy the letting agent's vetting process.
- A succesful credit check.
A deposit comprising:
- Holding deposit/admin fee ~£100
- First month's rent ~£440
- Tenancy deposit share ~£500

The room is available at £550/month including all bills. (please note that this may vary due to bill costs going up/down over time, however this price is pretty consistant and all housemates are made aware of any upcoming or expected changes.) the base rental price for the room is £440/month.

Bills include water, council tax (property band D), gas and electric, broadband, toilet paper and cleaning/ laundry products.

We do not currently hold a TV license. If you would like to bring a TV with you when you move in, please let us know.
