We have two gorgeous double rooms to rent in a stunning, cosy, quirky flat in a Grade II* listed building in one of Brighton’s premier Regency-period squares.

The location is amazing. It's just seconds from the sea, the West Pier, iconic i360 and all of the shops, restaurants, bars and transport links of Western Road. The many restaurants of Preston Street are around the corner, and on the square itself there's the Artist Residence for cocktails and highly acclaimed food, as well as the much-loved Regency restaurant. It's also a quick walk to both Brighton and Hove train stations. You really couldn’t be closer to everything and yet the flat has a wonderfully quiet, secluded feel.

The flat has its own private front door, in front of which is a lovely paved area to sit on and watch the world go by. At the rear of the flat there's a generous private patio garden (pebbled), which is accessed from both bedrooms. On top of this, there's a huge green in front of the building and BBQs can be had on the beach in fine weather. Whichever way you look at it, the flat really is the perfect antidote to a busy day at work!

We are live-out landlords - Tony (a gay man) and Sarah (a straight woman); we've been friends for over 40 years and own the flat together. We live in London. We’re looking for professional, respectful tenants who want to make the most of their time by the sea, appreciate somewhere really nice to live, and will take care of the place. We welcome all races, creeds and sexualities; diversity, open-mindedness and maturity is positively encouraged, bad attitude is not...

It's a 2 double-bedroom flat and we are looking for two tenants – one for each room (sorry, it’s not suitable for couples). You can come together as a pair, or we are happy to take people on their own - this is what we normally do and as we are very careful about who we rent the rooms out to, it has always worked out well so far.

Both bedrooms are very private - away from both the main living / kitchen area, and each other. The rooms have been recently upgraded - solid wood floor in both rooms, new mattress, mattress toppers (the beds are really comfortable!) etc. The exterior of the building has recently been painted, so it's even nicer than some of the pictures show! The bathroom has been painted and the washer and dryer in the photos has been replaced with a brand new washer/dryer.

The flat is FULLY furnished, with plenty of curiosities to enjoy. You'd just need to bring your clothes, bedding, towels and you're done. Easy.

Rent is £700 per month ALL bills included. There’s fibre-optic broadband (Virgin 100mbs), cable TV (Virgin), dishwasher, brand new washer/dryer etc. We just ask that you're respectful with your utilities as we pay the bill..

It's a no smoking flat, but outdoor space can be used (just clean up after yourself, please).

1 month deposit, 1 month's notice on either side.

Our current tenants are reluctantly moving out due to a change in circumstances, having had a great time enjoying living there, but are happy to show you around if we can’t get down there when you want to view.
